To pursue a loan, you’ll need two key items in addition to your renovation schematics: a credit report and an appraisal of your home. The better your credit score, the easier your lending process will be. Don’t know your up-to-date credit score? One way to check your credit report and get your credit score is to go to myfico.com and print it out! Our lenders suggest choosing your Equifax report. Be sure to check your credit report carefully and make sure everything on it is correct before pursuing lending options. After your credit score is in order, you’ll need an appraisal. To get your home’s “after the renovation value,” your appraiser will consider the current state of your house as well as the renovation plans (specifications and costs).

Once you have your credit report and appraisal ready, your lending process should go smoothly! Now, you’ll need to work with a lender to determine the lending options that will work best for you. Restoring old homes is one of our favorite client requests, because it presents the exciting challenge of blending old and new seamlessly. Historic homes are typically built well, with unique materials like wood from old-growth forests that simply can’t be found today. An older house often boats craftsmanship and details that make it feel immediately warm and welcoming. Have you ever dreamed of restoring an older house to its former glory? One of our favorite clients, a serial remodeler who enjoys saving unique homes, is doing just that!

This featured project, a whole house renovation in the Peachtree Hills neighborhood, is undergoing an exciting transformation. Our client had purchased a 1920’s craftsman home with beautiful touches and lots of potential – and lots of work to be done! After investigating the home’s condition and working with the owner to create a design plan and schematics, Home ReBuilders got to work. Here are just some of the projects we’ve taken on so far:

– Gutting most of the home’s interior

– Updating the kitchen and bathrooms – including new cabinets, appliances, finishes, and fixtures

– Finishing the basement, which may someday be converted into a guest or au pair suite

– Rebuilding old windows and replicating others to maintain the integrity of the home’s character

– Maintaining the old siding, filling in gaps where needed with new yellow pine wood.
